Noam Elkayam Neumann is a construction project manager and licensed real estate salesperson based in Kingston, NY. Gut renovation of a 1500 sqft urban townhouse. Demo work left only concrete shell and new construction included reworking stairwell and adding elevator shaft for future use. The home was finished with custom millwork and luxury materials throughout. The renovation speaks the design language of the client- minimalist and high quality with touches of natural materials to highlight the client's pottery hobby.
Every aspect of the project was managed by Noam, from conception to completion. This included drafting budget and Scope of Work, collecting bids from architects and subcontractors, helping the client with design choices, overseeing the building on site, and timing arrival of materials. The project was delivered on time and within the estimated budget to tremendous satisfaction of the client.

In 2022, Noam took on the role of project manager for a mid-size contractor in the seaside town of Caesaria. In this capacity, she oversaw construction of three multi-million dollar villas on site. Her role included meeting with clients to walk them through progress, make final decisions about finishes, and update them on any changes. Working with subcontractors including electricians, plumbers, HVAC, carpenters, pool contractors, kitchens and more to get their teams in on time and oversee their work. Direct communication with architects ensured project plans were always up to date and questions received swift responses.
Since 2014, Noam and Adar have been running a short term rental business with properties in Israel and Italy. When an owner approaches 10 Fingers to turn their property into a STR, their earning potential is first carefully analyzed and a model spreadsheet is created to test the yearly investment.
Once the earning potential is established, each property undergoes a renovation and home styling as fits the target traveler. Design is carefully curated by Noam to match the neighborhood and style of the apartment, using local tradesmen and pieces by local artists to give travelers a feeling of connection to their surroundings. Once the property is ready for guests, 10 Fingers manages every aspect of the property management, from check-in to check-out and everything in between.
Back office project management work with architects and contractors has included: creating takeoffs and bids based on plans; superimposing plans on Autocad to ensure set is aligned and find discrepancies or conflicts before construction begins; communicating with subs regarding quotes and scope; isolating details for shop drawings; creating spreadsheets for materials and finishes, sub information and timelines; managing email communication with clients, subcontractors, material suppliers and more.
